Let’s Talk Financing
Homebuyers celebrating their new home

Start with your options

Find a Path That Fits Your Life.

You don’t have to figure out home financing on your own. Our team can connect you with a lender to review your goals, compare loan programs, and understand what may be available for your new Challenger home.

Military & VA Options

Eligible veterans, service members, and surviving spouses may qualify for a VA-backed home loan. Ask your lender about eligibility, down payment requirements, and any funding fee or closing costs.

Conventional & FHA Loans

Ask your lender to compare conventional and FHA financing, including down payment options, mortgage insurance, credit requirements, and total borrowing costs.

Available Builder Incentives

Select homes may offer promotional financing or credits. Our team can explain which homes qualify and help you review the current offer with the designated lender.

More Than a Purchase Price.

A comfortable budget starts with understanding the full cost of homeownership. Review the payment assumptions on individual home pages, then ask your lender for a personalized Loan Estimate.

Your monthly payment

Consider principal, interest, property taxes, homeowners insurance, any mortgage insurance, and applicable HOA or metro district charges.

Your cash at closing

Plan for your down payment, closing costs, and any prepaid taxes or insurance. Ask how available credits affect the amount you’ll need.

Your payment over time

With an adjustable-rate mortgage, the rate and payment may increase after the initial period. Taxes, insurance, and other ownership costs can also change.

Financing Questions, Answered.

Where can I see today’s offers?

Ask our team about current incentives for the home you’re considering. You can also review our promotion terms. Availability, eligibility, and deadlines vary.

Is an advertised payment my final payment?

No. Advertised payments are estimates based on stated assumptions. Your payment depends on the home, loan program, qualifications, and ownership costs. Review the specific home’s payment details and your lender’s Loan Estimate.

What is the difference between a fixed rate and an adjustable rate?

A fixed-rate mortgage keeps the same interest rate for the loan term. An adjustable-rate mortgage has a rate that may change under the loan’s terms. Ask your lender when adjustments begin, how often they occur, and how much your rate and payment could increase. Taxes and insurance can change with either loan type.

Do I have to use the preferred lender?

No. You may choose any lender. However, promotional financing incentives are available only through the designated lender. Compare the complete costs and terms before choosing your financing.

Can I explore financing before choosing a home?

Yes. A conversation with a lender can help you understand your budget and the documents needed to review your qualifications. Prequalification or preapproval is not a final commitment to lend.

How we estimate your payment

Principal & interest + estimated property taxes + homeowners insurance + applicable HOA/metro charges.

Our advertised estimated lowest payments use a 30-year VA loan example for an eligible buyer with full entitlement and 0% down. The featured payment option is 3-2-1 Buydown. Advertised amounts are year-one estimates; payments increase in years 2, 3 and 4. The note rate is fixed at 6.5%. Home price, estimated taxes, and HOA/metro charges vary by property and community. Open the asterisk beside a payment for that home’s figures and assumptions.

More about the calculation

Principal and interest are calculated from the modeled loan amount, selected payment rate, and loan term. The model uses 8.661% combined 3-2-1 buydown cost and an assumed 2.15% VA funding fee financed into the loan. It includes a $8,000.00 closing-cost allowance, modeled through a higher contract price and seller credit. Points and any temporary buydown funding are modeled through a higher contract price and seller credits, subject to lender approval and appraisal support.

Property taxes use the community mill levy and an approximate assessed-value calculation; they are estimates, not an actual tax bill. Homeowners insurance is estimated at $180.00 per month. Applicable community HOA/metro charges are included. Upfront tax and insurance escrow deposits are excluded. A zero down payment does not guarantee zero cash due at closing.

3-2-1 Buydown payment assumption notes

The advertised amount is the Year 1 estimated payment. A builder-funded 3-2-1 buydown reduces the buyer's principal and interest payments during the first three years; the underlying note rate remains fixed. Payments are based on a rate 3 percentage points below the note rate in Year 1, 2 points below in Year 2, and 1 point below in Year 3. Full note-rate payments begin in Year 4. Taxes, insurance and HOA/metro charges are estimates and may change. Interest rate is not APR. Financing costs are modeled through a higher contract price and seller credits, subject to lender approval and appraisal support. Contact the lender for a complete Loan Estimate.
